House Saga Continues

Well our lender called yesterday and told us what the appraiser said. The appraiser "called out" several things that in their opinion could inhibit living in the house or safely living in the house. By calling something out, it needs to be fixed or addressed before the loan becomes final. Joe is headed out there tools in hand as I type to do some work. The appraiser said it is overgrown, duh????, and could not see the foundation on the back side of the house, so Joe plans on whacking away blackberries. The two front windows have holes in them from rocks being thrown, those are called out, (we need to measure and get quotes on what that would cost to repair or replace), the appliances need replaced, there are no gutters so today a company is coming out for a quote we need two quotes and by this time Joe ran out of steam calling people so I'll get on the horn about that. We need the water tested by King County Joe got a test container yest and thought great he'll turn on the water today and bring in it Tues as Monday is the holiday- no such luck the water needs to be collected within 30 hours of testing, so Monday he'll have to go back to the house and get the sample. Joe joked about taking water from our current house and just sending that in as a sample (since we know that would pass), until my older bro said the Health Dept might wonder why your well water has fluoride, didn't think of that!! We need the septic pumped and tested- check the seller already did that and sent us a copy. There is water damage in the bathroom from an old leaky skylight, no fear since then the roof has been replaced but the bulging drywall needs to be addressed. Perhaps most frustrating, they want an inspection, we did that already so check that off... right??? NOPE We thought we could save a buck, actually $150 bucks and the inspector said bank owned homes such as this are sold as is and they really do not care about an inspection. He could write a formal report for his full price or he could take down notes and write down any concerns he had for our own personal use and that would save us $150. We decided to save a buck. Well now the inspector is out of town though we were able to get ahold of him. He said he'd have to come back to the house and be more specific and will not be in town for another 2 weeks!! UGH Sooooo he recommended some people and one of them is meeting Joe at the house today at 11AM. Instead of saving some money we are paying twice. Quite the laundry list of things to do. I'm sure there is more too, this is just off the top of my head.
